Assess the thinking behind the photos

Photos matter, but ask how the company achieved the result: Who manages the site? How are materials approved? How are changes documented? How is each item inspected and accepted?

  • Real projects whose details can be explained
  • One clearly accountable person for the client
  • Stages and approvals before execution
  • A report or regular way to track progress

Compare like-for-like quotations

Align specifications and quantities as far as possible before comparing. A price difference between two offers may reflect a different scope rather than a different profit margin.

Check alternative materials, labour, transport, wastage, testing and whether the price includes tax.

The contract protects the relationship

A good contract is not based on mistrust; it clearly defines expectations. It should cover scope, payments, duration, approval of extras, procurement responsibilities, acceptance and guarantees.

Do not rely on verbal promises for anything that affects price or duration.
